Ahead of new lease agreements, our company prepares your rental units for move-in, advertises your properties on leading online platforms, arranges and conducts showings with prospective tenants, compiles applications and collects application fees, and thoroughly screens applicants. Once a tenant is selected, we coordinate the lease signing, collect the security deposit and first month’s rent, and complete a thorough walk-through and move-in inspection inventory with new tenants when they receive the keys to your units.
During the lease period, our company collects monthly rent, regularly communicates with your tenants and offers professional customer service, liaises (when applicable) with homeowners associations to ensure your tenants’ compliance with community bylaws, periodically inspects your occupied properties to ensure they remain in good repair, and maintains the interior and exterior of your units (including any landscaping). We promptly resolve necessary repairs with our own repair technician, as well as licensed and insured third-party vendors when necessary, and we offer 24/7 emergency maintenance service to your tenants.
Finally, toward the end of your tenant’s lease agreement, our company will coordinate updating and renewing the existing lease, or we will start advertising your rental units, conduct a thorough walk-through and move-out inspection inventory with your current tenants, assess any repairs your current tenants are responsible for, issue full or partial security deposit refunds, and begin the process again to prepare your rental units for move-in.
